Latest news!! We will be switching to a new property management company starting April 1, 2024. The new company is APM( American Property Management Company of Illinois). Information about the transition has been emailed and has be sent regular mail.
The Annual meeting will be May 15 in person at the Gurnee Village Hall, 7pm. There will be an election that night for open board positions. Currently we have an open position on the board. Information will be sent out after we switch over to APM in April.
Communications from the Homeowner Services Department will be sent via email to the owners. If you are not receiving the emails from Homeowner Services please call them to add your email address to the mailing list. Individuals may receive correspondence from the Homeowner Service Dept. via USPS on an individual basis.
Property concerns or questions- Be sure to report any issues with your unit to the HS department so we can inspect and respond accordingly. This includes damage to the exterior or interior(like a roof leak) of your unit and other things such as dead trees. Homeowners are the eyes and ears of Westgate. You can help us get on any issue quicker if you email or call customer service.
Planting-Planting of annual flowers is allowed in the beds. Please do not add decorative rocks to the beds. They can get into the lawn and cause injury when the lawns are being mowed. Mulch is allowed. Bark or chip mulches made from cedar or cypress trees are helpful for repelling insects. Both cedar and cypress wood contain natural oils and chemicals such as thujone that deter bugs. Cedar chips repel, kill or can inhibit insects such as termites, cockroaches, cloth-eating moths, carpet beetles and ants. The wood of these trees is also resistant to decay, allowing it to last longer than other mulches. Holiday Decorations are allowed. Please use holiday decorations that do not need to be permanently attached or cause damage to the exterior of your home. Decorations should be taken down 30 days after the holiday or you may be fined.
Garage Lights should be on every evening. Please replace the bulbs. Inspections take place twice a year. If your light is not working check the sensor, it may need to be replaced. There is a fine for non working garage lights.
Decks-Elevated or ground decks-You need to repair or replace your own deck. Decks can be a hazard if not properly maintained. We are in the process of looking at all of the decks and sending recommendations to homeowners. Please contact Homeowner's Service Department, first with questions and how to go about filling out an approval form to repair or replace your deck. Please do not store anything under your deck you can be fined it you do. We will be finishing the inspections in the next 30 days.
Parking-Please be respectful of your neighbors. Guest parking is for guests. Parking should be in garages and driveways before guest spaces. We have a limited amount of spaces so let's try to be considerate.
Parking on Courts-Is not allowed at anytime. Courts are fire lanes and emergency vehicles cannot come down close to units if cars are parked on the court. Unloading/loading groceries, large items, and so on is okay as long as you move your car when you are done. Cars parked on courts can be ticketed by the Village of Gurnee.
Pets- We are a pet friendly community. Kindly keep your pets on a leash at all times ( Village Ordinance)d and please pick up your pet's waste. We want to keep our community clean and safe for everyone who lives here. As a reminder to our residents if you tie your pets outside you must remain outside. Homeowner's Manual-If you are new to Westgate you should receive a copy of the Homeowner's Manual and Bylaws from the seller of your unit. If you did not please contact the Homeowner Services Dept for a copy. There may be a charge for the copy. If you still have questions contact the Homeowner's Service Department.
